Purpose

Perry Township Trustees may regulate building and land use in unincorporated territory for public purpose. For the purpose of promoting the public health, safety, and morals, the Board of Township Trustees may, in accordance with a comprehensive plan, regulate by resolution the location, height, bulk, number of stories, and size of buildings and other structures, percentages of lot areas which may be occupied, setback building lines, sizes of yards, courts, and other open spaces.  Please refer to the Zoning Resolution Book link on the left for more information.

Requirements for Zoning Permits

A Zoning Permit is required if you are constructing new structures, enlarging or renovating existing structures, or building or adding accessory structures on either residential or commercial property. Any questions regarding permits should be directed to the Zoning Department at (330) 833-2141.  Permits may be obtained at the Perry Township Hall, 3111 Hilton Street NW Monday through Friday, 8:00AM - 4:30PM.  You may also apply for a permit by completing the appropriate form in the Community Zoning Portal online. 

FAQ
Q: I want to install a fence. Do I need a permit?
A: Yes, the Zoning Department does issue permits for fences; height requirements and yard placement regulations need to be met. Access fence guidelines in Section 602.9 of the Zoning Resolution.

Q: I need to find out where my property lines are located. How do I do this?
A: The most accurate way is through a property survey. Unfortunately, the Zoning Department does not have the ability to conduct property surveys. We recommend reaching out to a properly licensed professional land surveyor.

Q: I want to extend my driveway or pour a concrete pad in my yard. Do I need a permit?
A: The Zoning Department does not need a permit for any concrete or gravel work. If you are extending your driveway, we recommend calling the Perry Township Road Department to verify if you need a permit at (330) 932.7750.

Q: I have an open lot and want to place an accessory structure (shed, detached garage, pole building, etc.) on it. Is this permitted under township zoning regulations?
A: No, accessory structures may only be placed on a parcel (lot) incidental to the existing primary structure.
